Two stone farmhouses, completely different personalities. The main building went traditional: terracotta floors, wooden beams, furniture that nods to Marche heritage.

The annexe went the opposite direction: concrete-look floors, iron, glass, big modern windows framing Monte San Vicino. It's either genius or schizophrenic depending on your taste, but the contrast actually works.

Both were refurbished in 2010 with anti-seismic systems and high-spec finishes, which means they're solid without needing immediate work.

The estate sits in a small village near Apiro, surrounded by agricultural land and quiet nature. There are other buildings nearby, mostly empty or half-restored, plus one used for summer holiday rentals. So you've got space without total isolation.

The main house (195 m²) spreads over two floors. Ground level has a traditional kitchen with space for daily meals, a separate dining room with a long table seating 15 (useful if you actually have that many people you want to feed), and a sitting area with a working fireplace.

There's also a room housing a pizza oven for bread and other Marche specialties, accessible from both inside and the garden. Upstairs via internal or external staircase: three double bedrooms with mezzanines and a bathroom. Views over countryside or Monte San Vicino from all rooms.

The modern annexe (135 m²) over three floors feels like a different property entirely. Ground floor: open-plan living and dining with huge windows, kitchen, bathroom with shower and sauna.

First floor: spacious double bedroom and bathroom, also with oversized windows. Attic: storage or play room, your call. Iron and glass staircase connects everything, which either looks futuristic or like an IKEA showroom depending on the lighting.

Underground garage (95 m²) accessed from the pool area handles storage and parking. The 10x5 metre pool sits on over a hectare of partly fenced land with olive trees, so you can produce your own oil if that's your thing.

Location's strategic. Apiro's 3km away (considered one of Marche's most charming towns), Lake Castreccioni's 6km for nature lovers, Ancona airport's 35km, coast's 39km. Set back from the sea but close enough for options.

The rental angle's real here. The two buildings work separately or together, perfect for two families who want shared holidays with separate spaces.

Or buy the other half-restored buildings nearby and create an "albergo diffuso" (scattered hotel) situation with events, concerts, cooking classes. That's ambitious, but the bones are there.

€550,000 for 425 square metres across two refurbished buildings, pool, garage, and over a hectare with olive trees. Two properties for the price of one, essentially.
