What the Numbers Mean
Price/m²: Average property price per square metre. Multiply by your desired property size to estimate costs. Remember: prime locations cost significantly more than national averages.
Tax Burden: Total purchase taxes and fees as a percentage. This includes transfer tax, notary fees, registration, and legal costs. Budget an additional 7-20% on top of the property price.
Rental Yield: Estimated annual rental income as a percentage of property value. Higher yields mean better cash flow for investors. Consider local rental regulations before investing.
Price Growth: Year-over-year price appreciation from Q4 2024 to Q4 2025. Positive numbers indicate appreciation; higher percentages suggest stronger markets but potentially reduced affordability.
Lender Appetite: How willing banks are to finance foreign buyers in each market (scored 0-100). Higher scores mean easier mortgage approval and better terms.
Ease of Process: How straightforward the buying process is, considering bureaucracy, language barriers, and legal complexity (scored 0-100).

Is this data reliable?
Yes. All market data comes from official sources: national statistics offices, Eurostat, leading research firms, and national notary associations. Sources are listed in the Data Sources section.
Should I wait for prices to fall?
Market timing is difficult. Focus on your specific goals, affordability, and long-term plans rather than trying to time market peaks and troughs. The data shows trends but can't predict future movements.
Can I trust the average prices?
National averages are useful for comparison but vary dramatically by location. A property in central Barcelona costs 3x the national average, while rural Spain is 50% below average. Always research specific locations.
What costs are NOT included?
The €/m² prices are ONLY the property purchase price. Add 7-20% for acquisition costs (taxes, notary, legal fees, registration). Budget for renovation, furniture, and ongoing costs (utilities, taxes, insurance, maintenance).
Can I get a mortgage as a foreigner?
Yes, in all four countries, though requirements vary. Expect to provide more documentation, make larger deposits (30-40%), and pay slightly higher rates than residents. Having EU citizenship makes it easier.
